Confluence provided preliminary due-diligence master planning concepts to study the development potential for a new mixed-use community in Kansas City, Kansas. Services included the creation of a conceptual master plan incorporating potential commercial office and retail, high-quality market-rate apartments, and attached single-family residences designed for the “empty nester” market. 

The project included creation of a community marketing booklet that illustrated the overall design concept, proposed land uses, and anticipated architectural character and amenity features. The master plan incorporated a community center clubhouse and amenity complex serving as the centerpiece of the proposed mixed-use neighborhood.  This facility also was designed to be the primary focal point along the main entry drive. A strong sense of arrival was anticipated through the integrated use of signage, monuments, landscape plantings, lighting, aesthetic grading, and other site amenities. Existing trees were planned for preservation while also serving as part of the community open space system, with trails connecting to the clubhouse facility.
