Wells Fargo Home Mortgage
West Des Moines, Iowa
Confluence served as the landscape architect and prepared a site master plan for Wells Fargo Home Mortgage in West Des Moines, Iowa. The 400,000 square foot office building is nestled in the northeast corner of a 28-acre site. A site budget was established at $2M, with major site components including 1,800 parking stalls, a 30,000 square foot underground hardened data center, a one-acre detention pond with walking trail loop, .75 acres of perennial gardens, a roof garden, and terraced lawn areas descending toward the pond area for large outdoor events.
The project was a fast-tracked design/build effort, and Confluence assisted the team with services including site selection, site master planning, building configuration and orientation, City approvals, and schematic design through construction documents and observation. The site selection process included preparation of alternative site concepts and review of each site’s community access and available utilities.
