Shoppes at Three Fountains
West Des Moines, Iowa
The Shoppes at Three Fountains is a 12-acre commercial development located just east of the highly visible intersection of 50th Street and University Avenue in West Des Moines, Iowa. Confluence served as lead site consultant on the project and was responsible for building placement and orientation recommendations, site circulation and parking, and landscape planting.
The client required a development that remained flexible in design to accommodate future retail/commercial. The preservation of views into the site from University Avenue was also important. A portion of the project’s water features were also designed to serve as detention areas for the project site.
