Marion Enterprise Center – Master Plan
Marion, Iowa
Confluence prepared a master plan and design development guidelines for the Marion Enterprise Center, a proposed 184-acre industrial park in Marion, Iowa.
Aimed at elevating the typical design standards of industrial parks, our team provided sophisticated concepts for site circulation, open space areas, site entries/gateways, and secondary focal points within the project area. Vegetated bio-swales were incorporated into the design, with the goal of creating a more sustainable system of stormwater infiltration on site.
Confluence also created Design Guidelines for this development to serve as an overlay for the current City code, and will provide a framework of design expectations and requirements for the park’s current and future landowners.
