Confluence is part of the multi-disciplinary team designing a new mixed-use building to be located on what is now a city-owned parking lot along Court Avenue between 4th and 5th Streets in Des Moines’ Court Avenue Historic District. The project will included a 35,000-square foot Hy-Vee grocery store on the main level to include laundry service, a coffee shop (tentatively expected to be a Starbucks) and a Hy-Vee Market Grille restaurant with outdoor seating along Court Avenue. A residential tower is planned above the food store providing approximately 80 market rate apartments. Surface parking is being provided as well as 107-stall parking ramp, located south of the building. Stormwater detention is planned to be underground. The delivery/loading dock is located off of 5th Street at the southwest corner of the building. The food store will be accessed by main doors at both the north and south sides of the building as wells as secondary entries along Court and 4th Street. Access to the residential units is provided off at the northwest corner of the building along 5th Street as well as at the southeast corner of the building along 4th Street.
